The Facility
Meridian Ridge sits at the centre of the world's densest data center market, on a 92-acre site in eastern Loudoun County minutes from Dulles International. The campus comprises three single-storey data halls totalling 640,000 square feet, built between 2021 and 2024 to a Tier III design standard, with 120 megawatts of contracted utility power delivered through a dedicated on-site substation.
The campus is fully leased to two investment-grade hyperscale cloud tenants on triple-net terms. The weighted average unexpired lease term is 12.6 years, with fixed annual escalations of 2.5 percent. Both tenants have invested significantly in their own fit-out above the shell and core — the strongest signal of commitment an investor in this sector can ask for.
Each hall is served by N+1 cooling with indirect evaporative units, 2N electrical distribution and diesel generation sized for full load with 48 hours of on-site fuel. Dual diverse fibre routes connect the campus to the Ashburn interconnection ecosystem, and a 14-acre parcel is entitled for a fourth hall of up to 40 MW — a rare expansion option in a market where new power is the scarcest commodity of all.
Offered by private treaty, with the expansion parcel available together or separately.
